Privacy Policy

1. Information We Collect

We collect the following information when you use Biltry: (a) Account information: your full name and email address when you create an account. (b) Improvement records: all content you submit, including improvement type, date, cost, description, company name, and warranty information. (c) Uploaded documents: receipts, invoices, photos, and other files you attach to improvement records. These documents may contain personal or business information such as contractor names, addresses, and transaction amounts. (d) Payment information: we do not store your payment card details — all payments are processed by Stripe, which operates under its own privacy policy. (e) Usage data: IP addresses and request metadata collected for security, rate limiting, and platform integrity purposes. (f) AI processing data: uploaded documents are transmitted to Anthropic's Claude API for automated validation. See Section 8 for details.

2. How We Use Your Information

We use the information we collect to: (a) operate and maintain the Biltry platform; (b) authenticate your account and send transactional communications related to your activity; (c) validate uploaded documents using automated AI review; (d) display improvement records to users who have purchased a full report for the applicable address; (e) provide aggregated, de-identified statistical data as described in Section 4; and (f) detect fraud, enforce our Terms of Service, and protect the integrity of the platform. We do not use your information to serve third-party advertising.

3. Public Preview vs. Full Report Access

Biltry operates a two-tier access model. Certain information about improvement records — including improvement category and the existence of documented records — is visible to the public without an account. Your full improvement description, uploaded receipts, invoices, photos, contractor details, and personal identity as the filer are not publicly visible. However, any registered user who pays the applicable report fee ($9.99 per address at time of writing) can access the full improvement history for that address, including all uploaded documents. By submitting an improvement record and uploading supporting documents, you acknowledge and consent to this access model. If documents you upload contain personal information about yourself, contractors, or third parties, you are responsible for ensuring that sharing such information with paying report purchasers is appropriate and lawful.

4. Aggregate & Statistical Data

Biltry LLC may collect, analyze, and sell aggregated, anonymized data derived from platform activity. This includes, but is not limited to: renovation trends by zip code, average improvement costs by property type or region, improvement frequency by category, and similar market and real estate analytics. This aggregated data does not identify you personally, does not include your uploaded receipts or documents, and does not expose your account information. Biltry LLC may sell or license such aggregate datasets to third parties including real estate companies, market research firms, lenders, and other organizations. You expressly consent to this use of your de-identified, aggregated data by using the platform.

Biltry LLC does not sell, share, rent, or disclose your personal information, uploaded documents, verification documents, or individual improvement records to any third party for commercial purposes. Ever. The only data Biltry LLC may license to third parties is fully anonymized aggregate statistics that cannot be traced back to any individual user, account, or property owner.

5. Data Ownership

Biltry LLC owns the platform, its software, and the aggregated improvement database compiled through the service. Content you submit is licensed to Biltry LLC as described in our Terms of Service. Biltry LLC may use, analyze, display, and distribute content you submit in connection with operating the platform and its business activities, including making your improvement records accessible to paying report purchasers. We do not sell your personal identifying information — such as your name, email address, or account identity — to third-party advertisers or data brokers.

6. Organizational & Business Access

Biltry LLC may in the future offer bulk report access, API access, or data licensing arrangements to organizations such as real estate brokerages, title companies, lenders, home inspectors, and other business entities. Under such arrangements, an organization may access full improvement reports for addresses in the same manner as individual purchasers. These organizational purchasers are bound by the same report use restrictions that apply to individual purchasers under our Terms of Service. We will not grant any organization access to your account identity, email address, or personal information beyond what is contained in the improvement records themselves.

7. Data Storage & Security

Your data is stored using Supabase (PostgreSQL) with row-level security policies enforced at the database level. Uploaded documents are stored in a private storage bucket and accessed only via short-lived signed URLs. We use industry-standard encryption for data in transit (TLS) and at rest. While we take reasonable steps to protect your data, no system is completely secure. You submit information at your own risk, and Biltry LLC is not liable for unauthorized access resulting from circumstances beyond our reasonable control.

8. Third-Party Services

Biltry LLC uses the following third-party services, each of which operates under its own privacy policy: (a) Supabase — database, authentication, and file storage infrastructure; (b) Stripe — payment processing; (c) Mapbox — address lookup and geocoding; (d) Anthropic — AI-powered document validation. When you upload a receipt, invoice, or photo, that file is transmitted to Anthropic's API for automated review to verify its authenticity and relevance. Anthropic processes this data subject to its own privacy policy and data processing terms. We do not use Anthropic's output to train models on your personal data; (e) Resend — transactional email delivery; (f) Vercel — hosting and deployment infrastructure. By using Biltry, you acknowledge and consent to your data being processed by these third-party services as necessary to operate the platform.

9. Cookies & Tracking

Biltry LLC uses cookies solely for authentication session management. We do not use third-party tracking cookies, advertising pixels, or behavioral analytics tools. We do not sell cookie data or browsing behavior.

10. Data Retention

Your account information is retained for as long as your account is active. If your account is terminated — whether by your request or by Biltry LLC for a Terms violation — your personal information may be removed or anonymized within a reasonable time. Improvement records you submitted may remain on the platform in anonymized form to preserve the integrity of property histories, as the records are tied to a property address rather than to your identity. Uploaded documents associated with terminated accounts may be deleted at Biltry LLC's discretion.

11. Your Rights (Including California Residents)

You have the right to request access to, correction of, or deletion of your personal data by contacting us at hello@biltry.io or through the Contact page on our website. We will respond within 30 days. Deletion requests may not apply to data Biltry LLC is required to retain for legal, compliance, or platform-integrity purposes, or to improvement records that have been anonymized and retained as part of a property history. California residents under the California Consumer Privacy Act (CCPA) have the right to know what personal information we collect, request deletion of personal information, and opt out of the sale of personal information. 12. Children's Privacy

Biltry LLC is not directed to individuals under the age of 18. We do not knowingly collect personal information from anyone under 18. If you believe a minor has submitted information to us, please contact us and we will take steps to remove it.

13. Changes to This Policy

Biltry LLC may update this Privacy Policy from time to time. Continued use of the platform after changes are posted constitutes your acceptance of the updated policy. We will notify users of material changes via email or a platform notice where practicable. The date at the top of this page reflects the most recent revision.
